When
is a zoning permit required?
A zoning permit is required for
the following projects:
- Change of use of property
- New buildings including storage buildings, boat houses,
docks, greenhouses and screen enclosures
- Masonry fence walls
- Swimming pools (in-ground or above-ground) and spas
- Temporary buildings (construction, etc.)
- Room additions
- Patios and decks
- Driveways and parking pads
- Signs
- Awnings
- Fireplaces

When
is a zoning permit NOT required?
Work exempt from approval
Zoning Permit exemptions are for the following reasons:
- Agricultural exemption per Ohio Revised Code section 303.21 (b)
- Telecommunications Tower per Ohio Revised Code section 303.21.1 to 303.211
The Zoning Inspector has to make a determination of exemption by requesting the applicant to submit an application for exemption from the zoning code which will also exempt the property owner from building codes.
Be aware that construction, paving, earthmoving, ditching, storage of materials, is not exempt from Flood Plain requirements.

What inspections will I need?
When you receive your zoning permit, you will need to provide a copy to the Building and Health Departments. The Building Department will assist the zoning inspector in determining compliance with set back requirements and building heights.

Do I need a permit for a barn used directly for agricultural purposes?
No, but the determination of Agricultural Exemption can only be made by the Zoning Inspector. If an Agricultural Exemption is granted, no zoning or building permit will be required.
